Security and Emergencies
In case of emergency, dial 911 to reach the police,
fire department or ambulance.
In addition to placing one of these calls, please
advise the Super, the Security Guard or the Managing Agent of the situation. The 24 hour
number at Greenthal is 212-340-9300.
The security guard is in the lobby from 8:00 pm to 4:00 am, unless he is making rounds. If you hear a disturbance, use your intercom to call the guard. At other hours, please remember: do not let people in the building when you enter or exit unless you know them or see their building key. If you are buzzed, please verify the entrant is your guest. It is our experience that an intruder can say "Delivery" or "Fed Ex" as an easy entry ploy.
We advise all residents, as a safety measure for

Apartment Keys
We recommend that you leave a set of your apartment keys with the Super for use in emergency situations only. All keys are kept in a locked cabinet. If your apartment is accessed in emergency situations, the Super will inform you of the reason and the action taken.
If you opt not to leave your keys with the Superintendent, any expense or damages incurred in gaining access to your apartment in the event of an emergency will be your responsibility. This includes the cost of a locksmith or any other damage to your door. Please keep in mind that this request is in the interest for the safety, health and well being of all residents. Your cooperation is appreciated.
Keys to front door: This special key cannot be copied. Each resident is allotted 5 keys, as needed. This key opens the front door, the stair well and the laundry room.

Bike Parking
Self-serve bike racks for residents are available in the garage now. You can sign the acknowledgment form and recieve a key from the Superintendent. When the basement renovation is complete, there will additional bike racks in the basement. The annual fee is $100 (pro-rated from September 1) and the rental must be renewed with the Super or Management each year at September 1.

Moving In/Moving Out
You must clear all moves in and out of the building with the Managing Agent and the Super in advance, and pay a security deposit of $500.00. The Managing Agent will hold security deposits in escrow to cover damages to the building. The movers must provide a certificate of insurance, with Greenthal and 54 W. 16th Street Apartment Corp. names as “additional insured.” Download the information here.
All moves must be scheduled with the Super and can take place between the hours of 9:00 am and 4:00 pm Monday through Friday. The movers must bring items through the cellar, not the lobby, using the designated elevator for which the Super has provided protective padding.
At any time, when you bring in or remove any large item, appliance or piece of furniture, you must bring it through the basement. Please contact the Super in advance, so that the elevator can be padded, as needed. The item can be moved between 9am and 4:30pm.

Recycling/Trash
Place your recyclables into the blue bin, or stacked neatly beside it: glass, plastic, aluminum cans, magazines, corrugated boxes (folded flat) and newspapers. Please rinse the containers and stack the paper. If you have large items, please bring them directly to the basement. Download info here.
Wet debris and soft paper goods (such as tissues or paper towels) should be wrapped and put into the compactor flue. Do not throw soaked rags, empty paint or aerosol cans or other inflammables into the flue. Also, solid matter such as wood, crates or cartons should not go down the flue. Remember that the trash area is the entry to the fire stairs, used by the fire department and residents who regularly climb the stairs. Leaving unwieldy garbage and large items in the stairway entry room is a fire code violation. Please do not leave bulk items or unflattened cardboard boxes in this area; rather, take them directly to the basement. When boxes slide, or bags of recyclables impede walking, it's a major safety hazard. (You should be able to close your eyes and find your way to the exit stairs without tripping.)
At holiday time, please take your tree directly to the street. Please do not leave it in the stair entry. Also, please take it through the basement, not the lobby.

Laundry
The laundry room is located in the basement, and may be used 24 hours a day, seven days a week. The room is locked between 6pm and 9am, during which hours you may use your front door key for entry.

Maintenance Payments
All billing inquiries are to be directed to the Managing Agent.
As a result of our good credit, our building is well run and services are delivered promptly. This is made possible by timely receipt of maintenance payments. Maintenance is due the first of every month, though the Board allows a grace period until the 15th, after which time a $25.00 late fine is imposed. Another $25 fine is imposed on the 30th of that month. If payment is not received by the 10th of the following month, the account will be sent an attorney for collection proceeding. The Managing Agent is required to bring to the Board’s attention any delinquent accounts.

Apartment Repairs
The cooperative corporation, with the assistance of the Managing Agent, is responsible for the maintenance and repair to building systems, which includes the plumbing, heating and electrical sources within the walls of your apartments, the building's exterior walls, roof and parapet walls, doors and walls of the public hallways, stairwells and basement.
If you still have the building’s original plumbing fixtures in your apartment, the Super will provide certain upkeep, such as washers, snake drainage and repair of the original flushometers. For these services, contactthe Managing Agent or the Super. The Super will request that you sign a work completion form.
Please report all complaints of building systems directly to the Managing Agent.

Exterminator
If you find a need for local extermination, please contact the Managing Agent or the Super.

Air Conditioners
All air conditioners must be supported with brackets or internally fastened braces, as per New York City law. If your air conditioners are not secured by such secure methods, we request that you please contact an air conditioner professional to have your air conditioner properly installed in accordance with NYC Building Codes. If you install a new air conditioner, please make sure the installer is familiar with NYC law regarding proper installation. Contact the Super if you'd like him to advise you on installation.

Renovations
Renovation must be performed between 9am and 5pm Monday to Friday. No form or fees are required for work such as painting and plastering, shelves, sanding and refinishing floors.
For more extensive renovation, and anything involving the plumbing or electric utilities, you must submit the Alteration Agreement available here or from the Management Agent. A $500 refundable alteration deposit is required.
You must use a contractor licensed in the State of New York who carries $2,000,000 bodily injury liability and $2,000,000 in property damage liability. The contractor must have worker's compensation insurance covering all their employees and subcontractors in amounts as required by statute. A Certificate of Insurance must be provided, which will name both 54 West 16th Street Apartment Corp. and Greenthal as additionally insured.
If you are building shelves or cupboards over your radiators, you will want them to be moveable, as the radiators will be serviced regularly. If you build over the steam risers, be aware that these pipes are a heat sourcefor the kitchen/bath area, and venting the walls top and bottom will assist continued heat circulation.

Roof Terrace
The roof is available for the enjoyment of our residents. Please use it responsibly:
The roof can be used from 9am to 10pm, 7 days a week.
Please be aware of how easily the roof noise travels to 16th floor residents.
The roof should not be used as a playground.
Pets are not allowed, nor are music players without headphones.
Pursuant to the New York City Fire Code, barbecuing is prohibited.
Do not walk on the stones, as this will damage the roof.
Bring no furniture to the roof, except for (legless) tubular chairs.
Please remove your waste, and dispose of it properly.

Pets
Any Shareholder may have dogs and cats, provided such pets do not create a nuisance.

Guest Policy
If you host a visitor, who is not a relative, for longer than a month, please submit to Management a Guest Authorization Form. Approval will be required from the board, and the resident must be in residence with the guest, unless otherwise approved. If you are not present, the guest becomes a sublettee, and further procedures must be followed. See below.

Sublet Procedures
Within a four-year period, the Board may approve up to two sublets per apartment, each for up to one-year in length. The Sublet Application is available here or from the managing agent. The application requires personal and financial information needed by the Board to assess the prospective subtenant. This package must be completed in its entirety and returned to the Managing Agent for review before it is presented to the Board and an interview is scheduled. Certain fees apply.
$300.00 Processing Fee payable to Greenthal;
$75.00 Credit Report Fee payable to Greenthal;
$500.00 refundable move-in deposit payable by Sublettee;
$500.00 refundable move-out deposit payable by Sublettor; and
Sublet fee in the sum equal to one month’s maintenance.
If the Board of Directors denies the Application, the Sublet Fee will be returned.
Other conditions might be applied, as determined on a case-by-case review.

Resale Procedures
The Purchase Application is available here or from the Closing Department of the Managing Agent. The application requires personal and financial information needed by the Board to assess the prospective purchaser. Please return completed applications to the Closing Department of the Managing Agent for review. After review of the information submitted, they will set up a meeting with the Interview Committee of the Board of Directors. The Managing Agent will notify the purchaser's attorney of the Committee’s decision and, if approved, a closing date will be scheduled.
